That is why it is important to look beyond the number and understand what is actually included. At Valley Roofing & Exteriors, we do not offer one-size-fits-all pricing. Every home is different, and we believe in accurate, detailed estimates with no hidden costs.

One of the most common questions we get asked from our customers is: How much is this going to cost? Many contractors avoid discussing pricing online, which leaves homeowners trying to guess what they are getting into. We believe homeowners should have access to transparent, realistic budget information so they can plan their projects confidently.
We know every home is unique, and we cannot put pricing on our website like when buying a car. However, we believe giving you some of these ranges will give you a better understanding of what affects the cost and will help you prepare for your upcoming project.

Do you offer quotes over the phone?
We can talk general ranges, but we do not finalize roof pricing without an in-person inspection. This is how we avoid surprises. The biggest cost drivers (roof size, pitch, layers, flashing detail, number of pipe boots, ventilation, and decking condition) cannot be confirmed without seeing your roof.
Is the range my final price?
No. Ranges are only ballpark estimates. The final price depends on your roof’s size, pitch, complexity, material selection, and any necessary repairs or upgrades. Think of this range as a planning tool, not as a final proposal.
What is included in a roof replacement?
Most replacements include tear-off, installation, underlayment options, flashing details as needed, and full cleanup. Your estimate will spell out exactly what is included for your home.
What might cost extra?
Common add-ons can include decking repairs, fascia board replacement, skylight work, gutter upgrades, chimney/wall flashing rebuilds, and certain ventilation improvements. We will only recommend these if we find a real need during your in-person inspection. We can’t quote what we can’t see, and we don’t believe in guessing (or inflating your price “just in case”). If we uncover hidden conditions, we explain them clearly and show you your options. And if there are optional upgrades (like gutter guards or copper flashing details), those are always your choice, not a surprise.
Do you offer financing?
Yes. We offer financing options for qualified customers through a third-party company. That includes 12-month same as cash (0% interest, subject to approval), and low monthly payment plans, typically with a 5-year term. We believe financing should make replacing your roof less stressful, not more complicated. Our priority is making sure homeowners understand all their options, not pushing them into roofing projects or financing plans not in their best interest. The company offers on-the-spot decisions in approximately 5-7 minutes and will explain your payment schedule.
What is the payment schedule?
Typically, a 30% deposit is due at the start of work, and the rest is due upon completion.
Do you require a deposit?
Yes, most projects require a deposit to reserve your installation date and order materials. The deposit is 30% of the contract price. This is what to expect:
- Your deposit and payment schedule will be clearly outlined in writing before any work begins.
- We explain what the deposit covers (typically material ordering and securing your spot on the schedule).
- The remaining balance is usually paid according to a simple milestone-based schedule (for example, at the start of work and/or upon completion—depending on project type).
Does roof replacement affect resale value?
If selling your home soon, then return on investment (ROI) matters. Also, consider avoiding insurance or inspection issues during the selling process.
Do you provide free initial inspections and estimates?
Yes, our estimates are always complimentary. We use a detailed inspection checklist to ensure we have everything we need to provide you with the most accurate quote possible. During the inspection, we do a thorough check of your roof and attic to assess ventilation problems, insulation issues, and more.
Is it better to repair or replace?
If repairs are moving into “major repair” territory, it may be time to compare that cost against replacement, especially if the roof is near the end of its service life. We will walk you through the pros and cons after your inspection.
Do you help with insurance claims?
Yes, especially for storm damage. We regularly work with adjusters and can provide temporary patching to protect the home until permanent repairs are completed. Homeowners insurance usually covers roof repairs, unless the cause is specifically excluded in your policy. Please note that if damage is due to lack of maintenance, you may have to foot the bill yourself. Dealing with insurance companies can be a challenge. We are here to assist you by providing all the necessary information from our end for the insurance claim process.
How often do roofing costs increase?
Most homeowners do not realize that roofing material prices can change once or twice annually. This occurs most notably after major supply chain disruptions or big storms. We adjust pricing when our material or labor costs rise. If you received a roof quote several months or years ago, today’s numbers may be meaningfully different. The biggest drivers are:
- Manufacturers’ increases on shingles, underlayment, vents, flashing, etc.
- Labor market changes (wages, availability of skilled crews)
- Fuel and transportation costs
- Demand spikes (storm seasons, hail events, busy building cycles)
